For developers, builders and brokers

Digital marketing for real estate that fills your site visit calendar

Digital marketing for real estate is the planned use of Google, Meta, property portals, WhatsApp and your own project pages to bring the right buyers to a site visit, and then to a booking. We plan it around your project, your ticket size and your sales team, and we report on cost per site visit, not just cost per lead.

Site visits, not lead counts

Every campaign is judged by the buyers who reach your sample flat.

Planned by project stage

Launch, sustenance and last units each get their own plan and budget.

Built inside RERA rules

What it covers

What digital marketing for real estate covers, and who it is for

This page is part of our digital marketing services, written for people who sell property for a living.

The short answer

Real estate marketing online has one measurable aim: more qualified buyers walking into your sales office or sample flat. Ad clicks and followers only matter if they move a buyer closer to that visit.

  • Found when buyers search

Project name, locality and BHK searches on Google and the portals.

  • Answered while they are interested

Calls and WhatsApp replies in minutes, with the brochure and RERA details.

  • Brought to the site

Visit slots, reminders and a location pin, then a booking conversation.

A developer launching a 300-unit tower, a channel partner selling inventory for three builders and a plotted project in a tier-2 city all need different plans. Pick the one closest to you.

Your situation

One or more projects at different stages, a presales team waiting on leads, and a launch date that does not move. Unsold inventory carries holding cost every month.

What we plan

  • Campaigns by project and by phase
  • Separate plans for launch, sustenance and ready-to-move stock
  • Lead forms that ask budget and timeline
  • Source tracking from ad to booking in your CRM

What we report

Cost per qualified lead, cost per site visit and cost per booking, by channel and by tower or phase where your CRM records it.

Your situation

You sell several projects, often against other partners selling the same towers. Portal leads reach four or five brokers at once, and you need buyers who come to you first.

Mostly resale and rentals? Our page on marketing for property dealers covers that side.

What we plan

  • Locality and budget campaigns under your own name
  • A Google Business Profile for your staffed office
  • WhatsApp follow-up so your team replies first
  • Creatives that carry your agent RERA details where required

What we report

Leads that are yours alone, how many you reached, how many visited and which project and locality they asked about. This also helps when a developer asks you to prove lead ownership.

Your situation

Buyers often live in another city, or abroad. They decide over weeks, visit once, and need to trust the title, the approvals and the location before they travel.

Selling land only? See digital marketing for plots and farmhouses.

What we plan

  • Campaigns aimed at the cities your buyers live in
  • Video walkthroughs and drone footage for buyers who cannot visit yet
  • Location pages on distance, access and approvals
  • Time-zone friendly follow-up for NRI enquiries

What we report

Enquiries by home city, video views that turned into calls, and planned site visits, which matter more here because each visit costs the buyer a trip.

The problem

Why property leads come in but site visits do not

Most real estate firms do not have a lead shortage. They have a gap between the lead and the visit. Each symptom below usually has a plain cause, and it is where we start when we take on a project.

Plenty of Facebook leads, few pick up the phone

What is usually happening

The form is set for volume, auto-fills the name and number, and asks nothing about budget or timeline. Some ads also run on placements where people tap forms by accident.

Portal leads say another broker already called

What is usually happening

Many portal leads reach several sellers at once. Whoever replies first with useful details usually gets the visit, so a slow reply wastes the spend.

Visits are booked, but buyers do not turn up

What is usually happening

Serious buyers book visits at several projects on the same weekend. Without a reminder, a location pin and a named contact, yours is the one they skip.

Launch week is busy, then enquiries fall away

What is usually happening

The budget was planned only for the launch burst. No one planned the months after, when the remaining inventory needs a different message and a smaller, steadier spend.

Nobody can say which campaign sold a flat

What is usually happening

The CRM does not store the lead source, or the sales team overwrites it. Without that link, Google and Meta keep finding people who fill forms, not people who book.

Seeing two or more of these?

We fix the gap between lead and visit before we touch the budget. Tell us about your project and we will send a quote.

What we do

The digital marketing services we run for real estate developers, builders and brokers

We run nine services for property firms, from SEO and Google Ads to email, WhatsApp follow-up and CRM tracking, and we judge each one by the site visits and bookings it brings. Few projects need all nine at once, so the proposal names the mix that suits your project and stage.

SEO

Brings buyers who search your project name, your locality or "3 BHK near" an area to your own pages, so you are not paying for every click.

How we provide it

  • Project and locality pages built around what buyers search, with floor plans, price band and RERA details on the page
  • Technical fixes, page speed and clear project details that Google can read
  • Google Business Profile set-up and upkeep for a staffed sales or broker office

What you see in the report

Search clicks and positions for project and locality terms, and the enquiries organic search brought in.

Google Ads

Puts your project in front of buyers who are already searching, and runs YouTube walkthroughs for buyers in other cities.

How we provide it

  • Separate campaigns by project, phase and locality, so one area does not use up the budget
  • Project and locality keywords with weekly negative keyword reviews
  • Site visits and bookings from your CRM sent back to Google, so bidding learns from buyers, not form fills

What you see in the report

Spend, cost per lead and cost per site visit, by campaign and by locality.

Meta Ads (Facebook and Instagram)

Reaches buyers before they start searching, with launch announcements, lead forms and retargeting for people who saw your project page.

How we provide it

  • Lead forms with one or two questions on budget and timeline
  • Launch, construction progress and offer creatives with the RERA number planned into the layout
  • Retargeting for project page visitors and people who watched your walkthrough videos

What you see in the report

Cost per lead, the share of leads that qualified, and site visits from Meta, by campaign.

Social media management

Keeps your brand and projects active between launches, so a buyer who checks your Instagram or YouTube before a visit finds recent progress, not a post from last year.

How we provide it

  • A monthly calendar of construction updates, amenities, locality posts and handover moments
  • Reels and carousels made for each platform
  • Comments and direct messages passed to your sales team, with the source recorded

What you see in the report

Reach, profile visits, enquiries from social and the posts that brought them.

Email marketing

Stays in touch with people who asked about a project but have not visited yet, and with past buyers who may refer a friend or buy in your next phase.

How we provide it

  • Opt-in lists only, with consent recorded under the Digital Personal Data Protection Act and an unsubscribe link in every email
  • Construction updates, possession news and new phase launches sent to the buyers they suit
  • The RERA registration number and authority website on any email that advertises a project

What you see in the report

Emails delivered, opened and clicked, unsubscribes, and site visits booked from email.

WhatsApp marketing

Most property conversations end up on WhatsApp. We set it up so buyers get the brochure, a visit slot and a reminder without waiting for someone to remember.

How we provide it

  • WhatsApp Business API with approved message templates, sent only to buyers who opted in
  • Click-to-WhatsApp ads that open a chat with your sales team
  • Follow-up flows: brochure with RERA number, visit slot, location pin and a reminder before each visit

What you see in the report

Chats started, reply times, and site visits booked and completed from WhatsApp.

Conversion rate optimisation (CRO)

Turns more of the buyers you already pay for into visit requests, by fixing the project page, the form and the visit booking step.

How we provide it

  • Fast project pages with floor plans, price band and RERA details, built through our landing page design service
  • Short forms and a simple visit booking step, checked on phones and slow mobile data
  • A/B tests on headlines, forms and booking steps, one change at a time

What you see in the report

Page conversion rate, where buyers drop off the form, and the result of each test.

Content

Buyers want to see the flat, the area and the progress before they travel. Content gives them that, and gives your ads and pages something real to show.

How we provide it

  • Locality pages and posts that answer what buyers ask about an area
  • Ad creatives, reels and walkthrough edits made from your renders and site footage
  • Brochures and creative sets checked for the RERA number and authority website

What you see in the report

Which pieces brought enquiries, video views that led to calls, and what we plan to make next month.

Reporting and tracking

Links each booking back to the ad, search or post that started it, so the budget moves to what sells flats, not what fills forms.

How we provide it

  • GA4 and conversion tracking on forms, calls and WhatsApp clicks, tested before launch
  • Lead source passed into your CRM and kept safe from being overwritten by the sales team
  • One monthly report across every channel, in plain terms

What you see in the report

Enquiries, cost per lead, cost per site visit and lead quality by channel, with bookings where your CRM records them.

Where real estate buyers come from, and what each channel is good for

No single channel sells a project. A buyer may see a reel, search the project name a week later, compare it on a portal and then message you on WhatsApp. The services above are what we run. This map shows where buyers come from, and what each channel is good and weak at.

Channels for property marketing in India
ChannelBest forWatch out for
Google Search adsBuyers already searching a locality, a BHK type or your project name. Usually the highest intent you can buy.Clicks in busy micro-markets are costly. Broad match and Performance Max can drift into cheap, low-intent traffic.
Meta lead and Click-to-WhatsApp adsReaching buyers before they search, launch announcements and retargeting people who saw your project page.Instant forms bring volume with weaker intent.
YouTube walkthroughsOut-of-town and NRI buyers, and anyone who wants to see the flat before travelling.Video needs a clear next step, or views stay views.
Property portals (99acres, MagicBricks, Housing.com)Buyers in active comparison mode, and resale or ready-to-move stock.Leads are often shared with other sellers, and the buyer belongs to the portal, not to you.
Google Business ProfileA staffed sales office or broker office that buyers search on Maps.Google's guidelines exclude virtual offices and unstaffed locations, so a bare project site may not qualify.
SEO and locality pagesLong-term enquiries for your brand and the areas you build in, without paying per click.Takes months, so it suits developers and brokers who will still be selling in that area next year.

A targeting note for India

Some housing ad restrictions you may read about apply abroad, not in India. As of October 2026, Google's housing policy for personalised ads covers the United States and Canada, and Meta's Special Ad Category limits on housing apply to ads reaching the United States, Canada and Europe. Indian property ads can still use age, location and interest targeting.

That does not make narrow targeting the right choice. Too many filters starve the platform of data, and we often get better site visits from a wider audience with a sharper qualifying form.

Launch planning

How we plan a project launch, stage by stage

A project needs four different campaigns over its life, not one campaign that runs until the budget ends. Each stage has its own goal, its own channels and its own number to watch.

Before launch

Build the project page, creatives and follow-up flow while RERA registration is in process. Ads go live only after registration.

Goal
Ready on day one
Watch
Tracking tested end to end

Launch and EOI

The heaviest spend: search on the project and locality, Meta reach, retargeting and fast WhatsApp replies for expressions of interest.

Goal
EOIs and first visits
Watch
Cost per site visit, daily

Sustenance

A smaller, steadier budget. Creatives on construction progress, amenities and loan tie-ups keep the project in front of buyers still deciding.

Goal
Steady weekly visits
Watch
Lead to visit rate

Ready to move

The message turns to possession, real photos and the unit types left. Searches for ready-to-move homes become the main source.

Goal
Close last units
Watch
Cost per booking

Dates we plan around

Buying moods in India follow the calendar. Your own booking history matters more than any rule of thumb, so if last year's bookings did not rise in October, we will not plan as if they will.

  • Navratri to Diwali PushMany developers announce festive offers, so more projects compete for the same buyers. We book creatives and budgets early.
  • Pitru Paksha SlowMany families defer property purchases in this fortnight. We lower spend and keep warm leads in touch on WhatsApp.
  • Gudi Padwa, Akshaya Tritiya PushConsidered good days to buy in many regions, especially Maharashtra and the south. Worth a planned push where your buyers follow them.
  • January to March CheckYear-end bonuses and the close of the financial year bring some buyers back. We check this against your past data first.

Launching in the next few months?

The set-up takes longer than the ads. Starting early means tracking and follow-up already work on day one.

Plan My Launch Campaign
Rules

RERA and ad rules that shape every property campaign

Property advertising in India is regulated, and the rules decide what an ad can say before anyone writes it. We check every creative against them, but your legal team should confirm the rules for your state and project.

No ads before registration

Under Section 3 of the Real Estate (Regulation and Development) Act, 2016, a developer cannot advertise, market or sell a project that needs registration until it is registered with the state RERA. That includes social media teasers and "pre-launch" lead forms.

Registration number in every ad

Section 11 of the Act requires ads and brochures to show the project's RERA registration number and the website address of the authority. On a small Instagram creative, that space has to be planned in, not squeezed in later.

QR codes in some states

MahaRERA made a project QR code mandatory on advertisements from 1 August 2023 (Order 46A/2023), and later extended display rules to registered agents. UP RERA has also issued project QR codes for ads and brochures. Rules differ by state and change, so we check the current order before each launch.

Brokers carry their own details

Real estate agents must register with RERA to sell registered projects, and some states expect the agent's registration details on their ads. Ask your developer which project details and claims you are allowed to use.

Checked before anything goes live

Every creative we run for you is checked for the registration number, the authority website and any state QR rule before it is published. Talk to us about your campaigns.

Check your numbers

Work out your real cost per site visit

A cheap lead can be the most expensive one you buy. Put last month's numbers in below and see what one site visit and one booking actually cost you. Nothing you type is sent anywhere.

Google, Meta and portals together.
Forms, calls and WhatsApp enquiries.
Count visits that happened, not visits booked.
Token or booking amount paid.

What usually lowers the cost per visit

  • A WhatsApp reply with the brochure, RERA number and a visit slot within minutes of the enquiry
  • Ads and forms that ask budget and timeline up front, so fewer unsuitable leads reach the sales team
  • Spend moved each month toward the sources that bring visits, not just leads

How it works: each cost is spend divided by leads, completed visits or bookings. These are estimates from your own figures, not industry averages. The starting values are a made-up example.

The fix is often in the form and the follow-up, not the budget. That is where we start when we take on a project.

What is included

What every real estate plan includes

Whichever services your project uses, these three come with every plan. We do not sell portal packages. We help you judge whether yours are paying back.

Plan by project and stage

Channels, budget split and timing for launch, sustenance and ready-to-move stock.

RERA checks on creatives

Registration number, authority website and QR code placed where your state asks for them.

Portal spend check

Portal leads tracked in the same CRM as your ads, so each package is judged by the site visits it brings.

How we work

How we work with developers and brokers

Five steps, in the same order for every client. We understand how you sell first, then recommend, then build.

  1. 1

    Discovery Call

We learn your projects, your goals, your buyers and how enquiries and site visits reach you today. No pitch, just the questions that matter.

  2. 2

    Marketing Review

We check your website, ads, portal listings, Google Business Profile and social profiles for wasted spend and quick wins. New project? We study the micro-market and competing projects instead.

  3. 3

    Strategy and Proposal

We recommend which channels to use, in what order and with what budget split, and we tell you honestly what will and will not work for your project.

  4. 4

    Build and Launch

Project pages, campaigns, profiles, creatives and conversion tracking, all set up properly before anything goes live.

  5. 5

    Refine and Report

We adjust campaigns and creatives every week, and report each month on enquiries, cost per lead, site visits and lead quality.

We do not overpromise. We understand first, recommend honestly, then run the channels that fit your business.

Cost

What affects the cost of real estate digital marketing

There is no fixed price for marketing a project, and anyone who quotes one before seeing your project is guessing. These factors set both the ad budget and the work involved.

Ticket size and segment

Luxury buyers are fewer and cost more to reach. An ANAROCK executive put typical cost per lead at ₹500 to ₹1,300 for affordable housing and above ₹4,000 for ultra-luxury.Quoted in exchange4media, November 2025. Not a promise.

Projects and phases

Each project, tower or phase needs its own campaigns, creatives and tracking, so three phases cost more to run than one.

Cities and micro-markets

Competing for searches in a busy corridor costs more than in a tier-2 city. Buyers in other cities or abroad add separate campaigns.

Stage of the project

Launch months need the heaviest spend. Sustenance and ready-to-move stages usually run on a smaller, steadier budget.

Creative needs

Walkthrough videos, renders, drone footage and construction updates add production work, especially for launches.

CRM and tracking set-up

Connecting your CRM so site visits and bookings flow back to Google and Meta is a one-time job that pays back over the whole project.

FAQs

Real estate digital marketing questions, answered plainly

How much should a builder spend on digital marketing for one project?

It depends on the ticket size, the number of units and the stage. A practical way to set it is to work backwards: decide how many bookings you need, look at your past visit to booking rate, and multiply the visits needed by a realistic cost per site visit. Launch months need more than sustenance months. We propose a figure once we understand the project and its stage.

Why do my Facebook property leads not pick up the phone?

Usually because the form makes it too easy to submit without real interest. Instant forms pre-fill name and number, so people tap through. Adding a question on budget or timeline, switching to higher-intent placements and calling within minutes normally lifts pickup, even though lead count drops. Judge the change by site visits, not leads.

Are 99acres and MagicBricks leads worth paying for?

They can be, especially for resale and ready-to-move stock, but only if you reply faster than the other sellers who receive the same enquiry. Track portal leads in the same CRM as your ads and compare cost per site visit. If a package brings calls but no visits for two or three months, it is time to renegotiate or move the money.

Can we run ads for a project before RERA registration?

No. Under Section 3 of the RERA Act, 2016, a project that needs registration cannot be advertised, marketed or booked until it is registered, and that includes "pre-launch" teasers and lead forms. You can prepare everything in advance: pages, creatives, tracking and follow-up. Campaigns go live once the registration number is issued.

How long before digital marketing brings site visits?

Paid campaigns start producing enquiries soon after they go live, but the first four to six weeks are mostly about learning which keywords, audiences and messages bring visits. SEO and locality pages take several months to build up. Projects that start the set-up before launch week see results sooner, because tracking and follow-up are already working.

Do you work with channel partners and individual brokers, or only developers?

Both. Developers usually need launch and project campaigns with CRM tracking. Brokers and channel partners usually need leads under their own name, a Google Business Profile for their office and fast WhatsApp follow-up. The plan and budget are sized to how you sell, so a single broker does not pay for a developer's campaign structure.

Can you reach NRI buyers for an Indian property?

Yes. We run campaigns aimed at the countries and cities where your buyers live, with video walkthroughs and pages that answer the questions NRIs ask about approvals, payment plans and possession. Follow-up has to fit their time zone, so we plan reply hours with your sales team before launch.

Will you guarantee a number of leads or bookings?

No. Bookings depend on the project, the price, the location and your sales team as much as on the marketing, and no honest agency can promise them. What we do commit to is a clear plan, tracking from ad to visit, weekly changes and a monthly report that tells you plainly what is and is not working.
